Work has begun on the new homes at Dromin road, Nenagh

Construction has commenced on a 307-home development at Dromin Road in Nenagh, with works now underway on the long-stalled site known as Droim an Óir.

Local TD Alan Kelly confirmed this week that Quantum Homes has begun building on the site, which had remained partially developed for more than 15 years. A small number of houses had previously been constructed there before activity stalled.
The development will comprise 307 homes in total, including 255 private units and 52 social housing homes. The properties are expected to be A2 energy-rated and situated within walking distance of Nenagh town centre, with access to the M7 motorway nearby.

The scheme forms part of a previously announced €215 million housing investment in Nenagh, which also includes plans for a further 336 homes in the Tyone area.

Deputy Kelly said he had committed prior to the last General Election to advancing housing delivery in Nenagh and had worked closely with the developer to progress the Dromin Road project. He said significant work had been undertaken to ensure services were in place to allow construction to begin. The project is expected to be delivered on a phased basis, with approximately 100 homes projected for completion this year. Purchasers are anticipated to be able to buy off plans by Easter, with a show village expected to be in place by the summer. It is further projected that the first 45 homes will have keys handed over to their new owners during the third quarter of the year.

Deputy Kelly also indicated that the scheme would include social and affordable housing elements as part of the overall mix, in addition to a purpose-built crèche with capacity for approximately 85 children.

More than 150 workers are expected to be employed on site during peak construction, with approximately two thirds drawn from Tipperary and the wider Mid West region. Deputy Kelly said the level of activity would generate a significant economic spin-off locally.

A recent sod-turning event at the site was attended by Deputy Kelly alongside Quantum Homes CEO Miceál Sammon, Managing Director David Kent and Head of Development Gavin Mitchell.

Deputy Kelly also referenced other housing developments currently underway in Nenagh, including the large-scale Whitebox scheme in Tyone, which is expected to deliver over 300 homes, and a 32-home development on the Dublin Road behind the Abbey Court Hotel developed by SIEC. He said that more than 650 housing units are either under construction or planned in the town.

He said he looks forward to seeing the homes occupied by local families in the coming years.
