PLANNING: Coolmore Stud in Tipperary submit plans for new works at Fethard site

A new planning application has been lodged by Coolmore Stud Farm seeking permission to upgrade an existing site entrance at Crampscastle, near Fethard, Co. Tipperary.

The application, submitted on March 11, 2026, proposes alterations to the current site entrance to the property, including a boundary setback and associated site works aimed at significantly improving road safety.

According to documentation submitted with the application, the entrance serves lands recently acquired by Coolmore Stud Farm, comprising farmland along with a cottage, a derelict dwelling, and farm sheds located near the roadside.

The site is positioned on the R692 Fethard-to-Cloneen road, approximately 1km from Fethard. Planners acting on behalf of the applicant highlighted that existing sightlines at the entrance are currently inadequate and pose a safety concern for road users.

Proposed works will involve the removal of the existing gate and entrance posts, with new gates set further back into the site. The roadside boundary will also be repositioned to allow for improved visibility and safer access, particularly for agricultural vehicles entering and exiting the property.

The plans indicate that while full sightline standards outlined in the Tipperary County Development Plan may not be entirely achieved, the revised design will deliver a “significant improvement” on the current arrangement.

The development aims to balance enhanced road safety with the retention of existing hedgerows and minimising unnecessary land take.

As part of the proposal, the original entrance piers will be retained within the site to continue serving the cottage, while new hedging will be installed along the revised boundary.

The application is currently listed as a new submission, and members of the public have until the April 14th to make submissions or observations. 

A decision will be made by Tipperary County Council on May 5th following the assessment process, which will take into account planning policy, road safety considerations, and any public submissions received.
